What is a Local Land Charge Search?

A Local Land Charge Search is a search of the information contained on the Local Land Charges Register and the Register of Common Land, Towns and Village Greens. These registers are maintained by our Local Land Charges team within Legal Services.


Why you may need to carry out a Local Land Charge Search

When buying property or land, a Local Land Charges Search should be carried out to identify any legal restrictions that might be attached to the property or land. If restrictions do exist, the next owner or occupier will be bound by them.

Examples of such restrictions are:

  • Tree Preservation Orders
  • Planning Conditions
  • Compulsory purchase orders

Arranging a Land Charges Search

To arrange a search on a property or piece of land, your legal representative will contact Land Charges at the address below. See below for the table of fees charged for this service.


We now carry out Refresh Searches only on the following:

  • Submitted by same applicant
  • Submitted three times maximum in one calendar year
  • This service is only available on Full Local Authority Residential Searches
  • Cost - £30.00 per refresh

Note:  The Borough of Poole Local Land Charges will be offering a 'One Stop Shop' facility regarding the CON 29R.  Charging for Property Searches (England Regulations 2008) Regulations came into effect 23rd December 2008.  A full breakdown of cost regarding the CON 29R can be obtained by contacting the Local Land Charges Section on (01202) 262816.

  • We now offer an E-mail service to our customers.  The cost will be the same as our paper searches.  If you wish to use this service, please contact the Local Land Charges Team on the telephone number or email address at the top of the page 

Personal Searches

To process a Personal Search of the Local Land Charges Register:

  1. Telephone for an appointment.  Appointments can be arranged between 9.00 a.m and 2.00 p.m. Monday to Friday.
  2. Fax or e-mail a covering sheet confirming addresses, date, time, and a plan clearly outlinng the land/property to be searched on.  If faxed, the area must be cross hatched as the search will be carried out on the plan submitted.
  3. The fee for a personal search is £11.00 (as per statutory fee) and payment can be made by cash or cheque.
  4. To cancel an appointment or search we require this in writing, fax or e-mail.

If the person who has carried out a completed personal search has any queries regarding the search, they are to be submitted by letter, fax or e-mail.  We will endeavour to resopnd within 10 working days.

A personal searcher may wish to contact the relevant services for advice on which public registers are available, these are listed on the Borough of Poole web site, or by contacting Customer Services.
